Can I claim workshop or yard rent and business rates as a sole trader? Yes. In 2026-27, rent, business rates, utilities, insurance and repairs on a workshop, yard or unit used for your trade are allowable expenses. Buying the building is not, and only the business share of mixed use counts. Yes, if you use it for your trade. GOV.UK lists rent for business premises, business and water rates, utility bills, property insurance and security as costs you can claim. You claim the rates you actually pay. In England, small business rate relief means no business rates on a property with a rateable value of £12,000 or less if it is the only one your business uses, so there may be nothing to claim. Relief is decided by your council, separately from Income Tax. Not as an expense. The tax return notes say the cost of buying business premises is disallowable, and the cash basis rules allow no deduction for buying or altering land or buildings. Under traditional accounting you may be able to claim the structures and buildings allowance at 3% a year. Read the full answer, with every source, at rightotax.co.uk.
